The proposed development at 3353 Cambie St. is a 6 storey building that consists of retail on the ground floor, a child care facility on the second floor and offices above, along with three levels of underground parking with a loading area on the first level of parking. The retail entrance and office entrance lobby are on Cambie Street, fronting public transit and pedestrian access. The child care entrance and underground parking entrance are on Tupper Street, providing access via an calmer environment with less vehicular traffic. The overall intention is to:
a) Maintain the local small-scale retail character of Cambie St.,
b) Respond to pressing child care needs, and
c) Provide an opportunity for local commercial services and local employment.
The ground-level retail will maintain the small scale cadence of historical Cambie Street texture. The child care level provides a playful window pattern that provides for views at the level of a small child, while denying some of those views to adults. The office level will project more of a refined commercial
aesthetic. The integration of shading devices on the east and west facades will further articulate the elevational texture. The development is aligned with
the built form guidelines of the Cambie Corridor Plan.

The intention of this Development Permit application is to redevelop an existing single-family dwelling into 5 single family residences, one with a secondary suite.
The RT-11 zoning that applies to the site promotes neighbourhood densification while retaining single-family residential character.
The project meets the zoning bylaw schedule requirements, subject to a Board of Variance relaxation.

NATIONAL CLIMBING CENTRE
Squamish, B.C., Already a world-class rock climbing destination, Squamish could become the home of a new National Climbing Centre as part of a proposal by The Kingswood Group to develop its Scott Crescent site on Highway 99.
If the National Climbing Centre goes ahead, it will be unique in Canada. It will form the heart of a mixed-use development at the gateway to Squamish, next to the iconic Stawamus Chief, the granite monolith that towers 700 metres above the waters of Howe Sound, attracting climbers from around the world.
Kingswood proposes to build the National Climbing Centre and work with the community to establish the community-based not-for-profit society that will be responsible for its administration.
In conversations and meetings with local climbers as well as tourism officials, educators and retailers, the NCC is described as featuring an indoor climbing wall, offices for local, provincial or national climbing organizations, climbing related research and educational programs, and a base camp for outdoor climbers and guides.

Over the past ¾ of a century, the Malkin Bowl has seen increasing usage by
the general public, by both local users and visitors. The current facilities have reached their capacities – in order to continue to provide continued access to the Malkin Bowl, a number of initiatives are being proposed.
These initiatives intend to address issues of identity and to respond to the
functional needs of the Malkin bowl. The proposals take cues from a larger
context – namely Stanley Park – which attaches to a long history, a set of
informal traditions, and important stewardship mandates.
Radiant City Architecture was asked to revitalize this venerable Vancouver institution in respose to its increasing success and importance in the public consciousness.
Commissioned to provide a long-term masterplan, a series of new permanent building was proposed, with particular sensitivity to the natural context and the First Nations heritage that imbues Stanley Park.
Scope includes the apron of the theatre shell itself, was well as all front of house facilities.

The owners purchased this house on a modest lot in southlands, a quixotic character neighbourhood in a remote corner of Vancouver.
The RA-1 zoning is complex – involving approvals by the local residents’ association, floodplain construction requirements and a required Board of Variance appeal.
The project sought to capture the idyllic agricultural character of the neighbourhood through the use of timber and wood shingles, and a simple barn-like volume.
GALLANT LIMAWAN RESIDENCE, VANCOUVER, B.C.
This Character house is located at one of the highest elevations in Vancouver, commanding spectacular views of the Burrard Inlet and the downtown core. Yet the views were restricted by poor orientation and low roof over the rear porch. The solution was to reorganize the kitchen to flow into the rear porch area, revise the roofline and incorporate a roof deck off the master bedroom on the upper floor. Because the house was already at it’s maximum floor area, and because it exceeded some of the required yard setbacks, the Vancouver planning department exercised discretionary approval through a Development Permit process. Through careful site analysis, We demonstrated that the views from the revised work would not infringe on the privacy of the adjacent properties, and that the setbacks were in keeping with neighbouring standards.
The house now enjoys the views and the benefits from a fully reorganized and updated kitchen/breakfast room and a spacious roof deck.

Radiant City Architecture has served as the architectural consultant to the W network reality television series Love It Or List It Vancouver (and Love It Or List It Vacation Homes) for more than 100 episodes.
In conjunction with LIOLI’s interior designers, Radiant City provides design services, ensures permitting requirements are met and provides technical documentation and field review services for the show’s renovation projects. Projects range from minor interior reconfigurations to full reconstruction.
